As of today (Nov, 2016) there are 33 houses and 7 townhomes for sale. A total of 16 homes have been sold in Aventura Isles and there is 1 in pending sale.

The buyers’ preference in regard of the number of bedrooms has been the following:

Two 5 bedrooms houses, eight 4 bedrooms and two car garages houses and six 3 rooms houses were sold.

* Compared to 2015, a total of 11 houses were sold, of which 8 buyers chose 4-bedroom houses with two garages and three 3-bedroom houses.

* The highest 2016 list price was $620,000 for a 5 bedroom, 4 bath, with a pool, 2,702 sqft living area house on a 8,532 sq ft lot. The house sold for $525,000, which is $194.30 per sq ft. (90 days on the market)

$365,000

* The lowest list price was $365,000 for a 3 bedroom house with 2,524 sq ft. It was sold for $360,000 and is the Jazmin model at $218.85 per sq ft, followed by a Bermuda model house with a pool sold at $375,000 (50 days on the market).

The price range of 4 and 3 bedroom homes in 2016

The purchase price of the 4 bedroom and 2 parking spaces houses ran between $430,000 and $ 490,000. The price per living area sq ft with 4 rooms and 2 parking spaces houses is between $183.06 and $211.39 per living area sq ft.

The purchase price for 3 bedroom houses ranged between $360,000 and $400,000 price with living area sq footage between $183 and $201.53.
