App –GateAccess- Aventura Isles residents have access to an app to grant entry to visitors at the gate before their arrival. Keys are provided by the HOA. The idea is to avoid long lines at the community entrance. 

ARC Architectural Review Committee – Modifications or additions to the outside of the property that an owner wants must be previously approved by ARC. For example the installation of pools, fences, patio pavers, etc. Here is the form:

B

Bar code - It is a sticker on every vehicle to allow residents entrance with an optical bar code reader.

Residents’ vehicles must be registered with the association and preferably be registered with their names to avoid any additional charges. Each sticker costs $25.

C

Cashier check - It is a type of check issued by the bank where the person has a personal or business account. They are used to bid for a house for sale or rent as a backup, like security deposits. It is equivalent to cash.

Community Development District - a specific government infrastructure service for the needs of the community that directly benefits residents. Diamond - It is the largest home model in Aventura Isles. It has 5 bedrooms and 3 or 4 full bathrooms and two covered parking spaces. It has the advantage that one bedrooms and a full bath is located on the ground floor.

Evergreen Livestyles Managment - Is the Aventura Isles management company. The owners have a login to check their accounts and other charges. In order to login go to AventuraIslesHoa.com and click on the Evergreen logo.

Fines - Residents should be aware of community rules to avoid being fined. The rules are described in the -Master Covenants and Restriction- they exist to allow harmonious coexistence among residents. Some of them refer to the garbage bins, speed, TV antennas, permitted vehicles...

Gated community - So this is considered a closed community with restricted entry and monitored vehicle access.

H

Halloween - Neighbors celebrate decorating their houses for the holiday and give candy to children. Decorations may be placed on the days established by the association. After that time external house ornaments should be removed.

Hanukkah - Some neighbors gather for 8 nights in a row to share and celebrate the symbolic lighting of candles of this Jewish holiday.

Internet - The community has an deal with Comcast Xfinity internet and cable TV company. Both services are included in the HOA payment. The service is high quality.

Join us! - Ours is a friendly community, we want to meet and befriend our neighbors.

Kids & Adults - Enjoy common outdoor areas with beautiful scenery. Families go out for walks together, ride bicycles, and also to enjoy the pool and playground.

Landscaping - Gardeners keep the grass trimmed around the houses. Landscaping and garden care is included on the association payment.

Laundry Room -All homes and townhomes have the laundry on the first floor, except for the Cayman model.

Money order - Is a type of check that is purchased in supermarkets or convenience stores and they are the equivalent to cash. They’re used to formalize a rental offer. The maximum amount is $500, and you can buy several to reach the desired amount.

Nature reserve - The community is surrounded by trees of various species and sizes, along with five pristine well maintained lakes that invite you to relax.

Online Application  - People over 18 who wish to live in Aventura Isles must have written approval of the HOA to buy or rent, prior moving in. The application is completed online and it costs $100 per person.

Pet friendly - Pets must be formally declared to the HOA by filling some forms. The maximum number of pets is two and their weight combined can not be greater than 50 pounds. There are other restrictions. 

Pool - The community has a large and beautiful common pool. Houses with private pools pay an extra cost for maintenance. This ranges from $75 to $100 per month depending on the type of service.

Quarterly Dues - The owners make quarterly payments to the Aventura Isles HOA. Payment is due on the first day of the month in January, April, July and October.

Renting - Some owners rent their properties for the minimum allowed period of one year. Most families who rent renew for a second, third year, and longer. A contract must be signed for each renewal and it shall be presented to the association for approval.

Single family homes - Are houses with gardens and are separated from each other without a common wall. Some have lake view andor a pool. They have 1 or 2 covered parking spaces depending on the house model. 

T

Townhomes - It is a group of houses that share a roof and walls. They have less privacy than a single family home. They have 1 covered parking space. They are located at the front of the development.

U

(United State Postal Service) is the regular postal service, each household has a numbered mailbox assigned where they get their mail. Mailboxes are located in different areas of the community. If you are changing addresses you can request the change via email to redirect future correspondence is forwarded to your new address. The service is only just for a few months while you make the necessary adjustments.

Visitors - It is allowed for visitors to park their cars on the street every day until 2am. After 2am they can not park on the street until 6am. (May 15, 2016) Prevent your visitors to be towed.

W

Waste - Garbage trucks collect trash Monday and Thursday mornings. Recyclables are collected every 15 days on Mondays. The cost for this service is reflected in the annual property taxes paid by the owner.

X

Xmas - Christmas decorations and external lights are permitted from November 27 to January 9, after this date they must be removed to avoid fines.

Christmas trees will not be collected by regular trash pickup at the end of the holiday season. You should call 311 to ask for a bulk pick up and also contact the HOA with the application number to prevent any violations.
