"Where do your prospect tenants come from?" Anywhere, the market is large and AI is centralized to service many markets.  

"How do you promote my property to the marketplace?" MLS from a licensed agent will syndicate through all the major websites. For example: Realtor.com, Zillow and Trulia. From www.GuttMiamiRealty.com, and searching in Google too.

"How do you get a tenant that will pay the most?" The market is assessed based on the last rentals and unit is priced competitively based on a per square foot basis. One thing to note is that a new home should get a better rate.  

"How do you qualify tenants?" Credit, Background check, income verification. Additionally they have to be approved by the homeowners association.

"What do you charge for finding a tenant/managing the tenancy agreement?" For the real estate services we traditionally charge 1 month. We do not specialize in management but could arrange an agreement. 

"Are there any other extra costs involved with marketing the property?" Just the commission. You may have to pay to clean it so it is delivered appropriately.
